CONCEPT OF IMPACT ZONING
IT IS A METHOD OF REGULATING THE DESIGN AND LOCATION OF BUILDING DEVELOPMENT TO PROTECT THE NEARBY LAND AND NATURAL RESOURCES.
IMPACT ZONING, SOMETIMES REFERRED TO AS PERFORMANCE ZONING, IS A METHOD OF CONTROLLING LAND USE BASED UPON THE EXISTING BUILT COMMUNITY, TOPOGRAPHY AND INFRASTRUCTURE TO CHANNEL DEVELOPMENT ON A LARGE PARCEL OR A COMMUNITY TO THOSE PORTIONS OF THE SITE AND COMMUNITY WHERE THE INCREASE BEST ABLE TO ACCEPT THOSE INCREASES AND LIMITING DENSITY, LAND COVERAGE AND HEIGHT OF STRUCTURES WHERE DEVELOPMENT WOULD HAVE A SIGNIFICANT NEGATIVE IMPACT ON A COMMUNITY. THE CONCEPT CAN BE APPLIED WITHOUT NECESSARILY INCREASING THE DENSITY OF A SITE OR COMMUNITY OVER THAT ESTABLISHED BY A MUNICIPALITY BY ITS UNDERLYING ZONING DISTRICT.
